Eastlakes POA Resident Information
1. Maintenance Assessments :
These are due the 1st of each quarter, January, April, July and October. Please contact the office for further information.
2. Resident Information Form:
If you are new to the community or there are changes to your resident information please complete the form and return to the office. Change of mailing address, telephone numbers, email addresses should be reported as soon as possible. Click on the Forms button at the top of the page to download a form.
3. Exterior Modifications:
Any modifications to the exterior of your home (painting, roof repair/replacement, planting, fences, etc.) MUST be approved by the Architectural Control Committee (ACC) before you begin your project. The Committee meets once a month. The ACC application is available on this website under Rules and Regulations - Architectural Form or contact the office.
4. The POA Office Covers:
a) Maintenance of current irrigation
b) Removal and/or replacement of dead diseased trees from common areas.
c) Palm tree trimming – 1x per year in the spring
d) Mulching the common areas – 1x per year
e) Collects assessments for Eastlakes POA
f) Violation letters
g) We also manage the Pinewood and Pinewood II Condominium Associations.
5. Landscape Maintenance Contract Covers:
a) Lawn mowing, edging and blowing debris - 42 turf cuts per year
b) Trimming hedges/bushes (8 ft. and under) 1x per month
c) Lawn Fertilization – 3x per year
d) Fertilize trees and shrubs –1x per year
e) Weed control – 1x per year
f) Exterior lawn pest control for chinch bugs and sod worms - as needed
6. Homeowners Responsibilities:
a) Additions or changes to current irrigation system
b) Interior and exterior pest control
c) Removal and/or replacement of dead or diseased trees from residents’ property
d) Planting or removal of flowers, shrubs or bushes from residents’ property
e) Cleaning roofs, driveways and walkways on residents’ property
f) Maintaining privacy walls and fences on residents’ property
g) Removal of armadillos, raccoons, etc.
h) Fire ants
i) Hardwood tree trimming on residents’ property.

Organization: Where Does Eastlakes Fit In?

Our POA is Eastlakes which is responsible for maintenance of common grounds, the Pinewood Recreation Center which includes a pool and spa, landscaping, and Architectural Review. The Eastlakes POA serves the local needs of 289 residences and the 36 units of the Pinewood Condominiums.
Our HOA
All homeowners in Eastpointe belong to the Homeowner’s Association. Each homeowner also belongs to a Property Owners Association (POA) or the Briarwood Condominium Association. There are obligatory dues to both the HOA and POAs. The Eastpointe HOA is responsible for property sales, leases, security, lakes, roads, cart paths, drainage, street lights, street poles, cable TV and perimeter. The HOA serves all 875 residences in Eastpointe.

Alligators
Yes, we do have alligators! Do not feed or approach them. If you see an alligators larger than 4 feet or becomes a nuisance, please contact the Fish and Wildlife Commission at 1-866-392-4286 or property management. It goes without saying, small children and pets should not be left alone adjacent to the lakes and canals.
Allowable Vehicles
Only passenger vehicles, station wagons, minivans or SUVs meet the criteria of vehicles allowed to regularly park in the Eastpointe community. No trucks, dune buggies, trailers, travel trailers, campers, racing cars, boats, commercial vehicles, or non passenger vans are allowed. The only exception is a pickup truck primarily used as a passenger vehicle if they are less than ¾ ton capacity, and not used to transport cargo or for any commercial or storage purposes. Golf carts must be garaged at the end of the day.
Architectural Oversight
There are standards within Eastpointe that are set by the Association officers. This includes any change for painting, major landscaping, and even mailboxes. The Architectural Committee reviews all requests for change and must be done before making the modification. This includes all external changes and constructions, painting the same color, and driveways. A form for submitting a change to your POA Property. This form can be found on the site under “Forms.” The Architectural Committee also has the power to establish rules and standards. Again, retaining some harmony makes this a beautiful community.
Bar Codes for Vehicles
All residents using vehicles to enter and exit via any of our gates require a bar code to be placed on their vehicles. Applications can be completed at the Eastpointe HOA office.
Emergency Medical Problems
Call 911 first, and then notify the Donald Ross gate at 561-622-2592 or the Hood Road gate at 561-296-1123. Security offices in Eastpointe are trained to be first responders in the event of medical emergencies. Emergency vehicles have access to Eastpointe through any gate.
Garage Doors
All garage doors must be closed by 10 pm. Security will locate owners to assure that this occurs. In rare instances, if we are unable to reach an owner, and concerns exist, the police may be called. Therefore, please remember to close your garage door after 9 pm. It's just easier to close your garage door than to be awakened by a call telling you that you forgot! This is for your own protection.
Garbage and Trash Pickup Schedule
No garbage, trash, or recyclable materials receptacles must be kept outside the residential unit or garage except on the day of pickup. Please place out for pickup at your curb securely, and retrieve your cans and bins expeditiously.
Trash collections are maintained by Palm Beach County, not the HOA or POA. The vendor is WastePro and can be reached at 561-253-0831

Friday - Trash, bulk and Vegetation
Place your trash outside the morning of pick up and do not leave it outside overnight. Your garbage may be a special treat for a nocturnal animal who will spread it all over your lawn or street so please do not place it in a garbage bag at the curb. Pick up your receptacles afterwards. We all appreciate this as it keeps the neighborhood looking clean.
Guests
You may have guests any time you wish, but they must be called in for authorization prior to their arrival. You must give your own security number when you call in. All guests will be required to show driver’s licenses. We ask that they park with consideration for others. Guests that are staying at your home in your absence need to be pre-approved. Contact the Eastpointe HOA office for this information.
Home Maintenance
Maintenance including but not limited to replacement, cleaning, and painting of outside walls, driveways roofs, and dividers shall be the responsibility of the owner. Townhouses and condominiums have their own rules for maintenance. If an owner does not maintain their home in good condition, they will be subject to a notice by their Association. We all love the natural look of Eastpointe and strive to keep it looking beautiful.
Landscaping
All lawn and landscaping maintenance on the exterior of each type of residential unit will be performed by the Property Owners Association. Our vendor is Nelson’s Landscaping. The expense of this mandatory maintenance is assessed according to the POA or Condominium Association. For concerns about your landscaping around your home, notify your POA property manager.
If an owner requests a change of or addition to shrubs or trees on his or her lot, the owner may become responsible for maintenance depending on the nature of the planting. Owners may request that certain trees or scrubs not be trimmed but then must keep them in good condition.
The removal and replacement of plants and trees is not considered a part of the mandatory maintenance provided by the POA. Owners are responsible for any dead plant material or diseased trees and for their replacement.
Common properties such as the medians, roads, cart paths, gatehouses and some other shared areas are the responsibility of the Eastpointe HOA. That maintenance is automatic and is shared by all residents through their assessments. Issues about the larger common grounds should be addressed to the Eastpointe HOA Property Manager.
Traffic Enforcement
Driving safely in Eastpointe is crucial. Please obey all stop signs, coming to a full stop before proceeding. Rolling stops and failure to stop will result in ticketing. PLEASE STOP FULLY at all stop signs.
The traffic is rarely heavy, but it can be dangerous. We also have nonresidents coming in to use the Club, so it is doubly important that if you see a violator to report them immediately to security.
Pets
Eastpointe welcomes domestic house pets but we do have some rules. No household may have more than two pets. Condos are only allowed one pet under 30 lbs. Animals must be kept on a leash when outside, and owners must pick up behind their pets on all private and common property. It's a great idea if you cannot get around well, but go slowly and watch your pet when you are cart-walking your dog. We all love dogs and cats, but beware that leaving them lose is not only a nuisance but risky because of possible alligator abductions or automobile accidents.
Vendors and Workmen
All vendors and workmen must show their driver’s license to be admitted to Eastpointe. All vendors and workmen may not enter the premises before 7:30 am and must leave the premises by 6:00 pm. Monday through Saturday. If you have a workman for a period of time, please let Security know. Let your neighbors know too, particularly if service vehicles may make street passage difficult.
